Building Regulations

Building regulations are minimum standards for design, construction and alterations to virtually every building.
The Building Regulations 2010 cover the construction and extension of buildings.


Building Research Establishment

A government sponsored department responsible for the testing and approval of all building design and construction principals.

Building Surveyor

A qualified person covering the principles of building construction, new and refurbishment work, costings and law.


Bulk Head

A box shape above a stairwell covering the joist construction.


Burning Off

Generally refers to the removal of old paint coatings from wood surfaces by using a paraffin blowlamp, hot air gun or gas torch.
Note. Paraffin blow lamps are still used but the other equipment is more readily available.


Butt Hinge

A standard hinge for doors which fold together when the door is closed.


Butt Joint

Joining two surfaces together without a gap or overlap as in wallpapering


Capillary Action

This occurs when two surfaces are parallel with each other, for example external wall cladding where water

runs from the top surface and can be drawn underneath, creep back and penetrate any untreated areas of timber,

causing further problems such as wood rot or blisters.

Also, when moisture is absorbed into a porous material from floor level upwards.

Often referred to as rising damp due to faulty damp proofing.


Catalyst

Accelerator. Curing agent. An accelerator or catalyst is for speeding up the curing of a two-pack paint system.
Causes a chemical reaction with products such as epoxy or polyurethane-based paints resulting in curing and setting of the product.
